Pressure Washing

Utah winters are hard on exterior surfaces. By the time spring rolls around, most driveways, walkways, and building facades have picked up a full season of road salt, sand, algae, and weathered grime that a garden hose won’t touch. At Tons of Services, we use commercial trailer-mounted equipment to wash surfaces the right way — adjusting pressure, nozzle type, and technique depending on what we’re cleaning so the surface comes out looking right without any damage.

We work with property managers, HOA boards, and homeowners across Salt Lake, Utah, Davis, Summit, and Wasatch counties. Whether it’s a one-time spring cleaning or scheduled washes built into your maintenance plan, we show up with the right equipment and get it done.

What We Clean

Most properties have more washable surfaces than people realize. Here’s what we take care of.

01

Driveways and Concrete Pads

We lift oil stains, tire marks, algae, and winter salt residue from concrete driveways and parking areas. For heavy oil penetration, we pre-treat with a degreaser before washing so you get the best result.

02

Pavers and Natural Stone

Pavers need a lighter touch than concrete. We use appropriate PSI settings and nozzles so the surface cleans up without disturbing the joint sand or etching the face of the stone.

03

Building Exteriors

Stucco, brick, painted block, and CMU walls pick up algae streaks, dirt, and oxidation over time. We wash exteriors section by section from top down and inspect for any deterioration before we start.

04

Walkways, Entries, and Common Areas

First impressions start at the entry. We clean pedestrian surfaces, stairs, loading areas, and shared spaces so the whole property looks maintained, not just the parking lot.

Why Property Owners Call Tons of Services

We Match Pressure to the Surface

Blasting everything at max PSI damages pavers, etches concrete, and strips paint. We dial in the right setting for what we’re cleaning and adjust as we go.

Commercial Equipment on Every Job

We run professional trailer-mounted units with the flow rate and pressure to clean large commercial surfaces efficiently. Not a big-box store rental.

We Inspect First, Wash Second

Before we start, we walk the surface and note any pre-existing cracks, soft spots, or areas that need a lighter pass. You know what condition the surface is in before and after.

How a Pressure Wash Job Works

From the time we pull up to the time we leave, here is what happens on a typical job.

Step 01

Surface Walkthrough

We assess the surface type, condition, and what kind of buildup we are dealing with. That determines pressure, nozzle selection, and whether pre-treatment is needed.

Step 02

Pre-Treatment When Needed

Heavy algae, oil, or organic staining gets a targeted cleaner applied before washing. Letting it dwell for a few minutes loosens the buildup and gets a better result with less pressure.

Step 03

Section-by-Section Wash

We work in passes, keeping consistent overlap and distance from the surface. On large areas we move methodically so nothing gets missed and no streaking from uneven coverage.

Step 04

Final Rinse and Walkthrough

We rinse all treated areas and walk the job with you before we pack up. If anything needs a second pass, we handle it before we leave.

What Does Pressure Washing Cost in Utah?

Pricing varies based on the size of the area, surface type, and how much buildup needs to come off. Here is a rough idea of what affects your quote.

Driveway or Parking Area

Residential driveways typically run a few hundred dollars depending on square footage. Commercial parking lots and large pads are quoted by the square foot.

Building Exterior

Exterior washes are priced by linear footage and height. A single-story commercial building front is a different scope than a multi-story facade.

Pavers and Hardscaping

Paver cleaning costs more per square foot than plain concrete because it requires lower pressure, slower passes, and more care around joint material.

Add-On Pre-Treatment

If the surface has heavy oil, algae, or mold, a chemical pre-treatment adds to the job cost but usually makes a significant difference in the final result.

Signs Your Property Needs a Pressure Wash

  • Green or black streaking on concrete, stucco, or retaining walls
  • Driveways and parking areas with visible oil spots or tire staining
  • Pavers that have gone from light tan to dark gray over the past year
  • Building entries or walkways that look dingy compared to the rest of the property
  • HOA violation notice or tenant complaint about exterior appearance
  • Spring inspection after a long Utah winter with road salt and sand

Frequently Asked Questions

Common questions about our pressure washing service across Salt Lake, Utah, Davis, Summit, and Wasatch counties.

Q1. Is pressure washing safe for pavers?

It is, as long as the pressure is set correctly for the material. We use lower PSI settings and appropriate nozzles on pavers and natural stone so the surface cleans up without disturbing joint sand or etching the face. High pressure on the wrong setting is what causes damage, which is why we assess the surface before we start.

Most properties in Utah benefit from at least one wash per year, typically in spring after snow season ends. Properties with heavy traffic, tree cover, or north-facing concrete that stays damp tend to grow algae faster and may need twice-yearly service. We can put together a schedule based on your property.

Yes. We wash stucco, brick, painted block, and CMU exteriors. We inspect the surface first and note any areas where the material is already cracked or deteriorating so we can adjust pressure and avoid making things worse. If we find something during the walk that needs attention before washing, we let you know.

Most jobs use cold water at high pressure, which handles dirt, algae, and general buildup well. For concrete with deep grease or oil contamination, hot water is more effective at breaking down the petroleum. We have hot water capability available on request.

Surface-level oil staining comes off well with pressure washing, especially with a degreaser pre-treatment. Stains that have been there for years and soaked deep into the concrete may lighten significantly but not disappear completely. We will walk the surface with you before we start and give you a realistic idea of what to expect.
